Yes. We acquire strictly as-is. There are no repair contingencies, no inspections you are required to pass, no lender-driven appraisal that must clear a value threshold, and no requirement that the property meet any habitability standard at closing. What you see is what we buy.

The property has serious foundation or structural issues. Does that end the conversation?

No. Structural condition affects our valuation, not our willingness to close. We inspect the property with our own team, price the condition into the offer, and proceed. There is no third-party inspection contingency to trip.

There has been a fire, or the house is uninsured. Does that matter?

Neither is disqualifying. Post-casualty properties — fire, flood, storm — are a routine part of our practice. Insurance status affects the valuation and, occasionally, closing mechanics, but does not prevent acquisition.
